71 S. Los Carneros is a 120,000 sf R&D building in the heart of the tech corridor in Goleta. Daketta Pacific created Los Carneros Opportunity Ltd., a limited partnership of local investors, to purchase the property in 2017. At the time it was vacant but had previously been the labs and research facility for Allergan, a national medical supply company. After closing, the building was renovated and shortly thereafter a long-term lease with Apeel, a UCSB start-up company, was entered into for the entire building. The investment was subsequently sold in 2021 to a 1031 buyer and the investors realized a 14% annualized ROI.
